OSRAM SYLVANIA Sheds Light on Miami Landpark Office Tower

Miami, FL

Record-setting occupancy rates and a strengthening office market have positioned Bank of America Tower at International Place as one of the leading office buildings in Miami, Florida. Standing 47-stories tall, this Miami landmark office tower provides a class-A combination of office space, choice amenities and incomparable access to the main highway.

Building management was looking to remove all the T-12 lamps from the building to reduce inventory and take advantage of the Energy Policy Act (EPAct) 2005 tax credit. They also saw an opportunity to benefit from the Florida Power and Light Rebate program. This program offers a utility rebate providing incentives determined on a case-by-case basis for energy-saving innovations and projects for existing commercial buildings.

OSRAM SYLVANIA put their technology to work, installing some of the industry’s most innovative and energy efficient products. The upgrade included the installation of SYLVANIA OCTRON® XP® SUPERSAVER® T8 lamps within offices and hallways, as well as all T8 fixtures in restrooms, coves and stairways.

The high efficient OCTRON XP SUPERSAVER lamps are recognized for their 20% longer life and resulting in longer re-lamp cycles, high initial and maintained lumens, improved color rendition and energy savings, when compared with conventional T8 lamps .

“The OCTRON XP SUPERSAVER T8 lamps have recently received major performance enhancements, including a 20% longer life,” Diane Kolhagen, OSRAM SYLVANIA senior sales representative, said. “The longer life of these systems makes it easier for building projects to qualify for LEED® - EB (Existing Building) prerequisites. It also means longer service intervals between re-lamping.”

“When you consider the fact that the percentage of electricity used for can be as much as 50% of the energy in some buildings and facilities, you can see just how significant the energy savings can be by switching to the OCTRON XP lamps,” Chuck Peacher, executive account representative, SYLVANIA LIGHTING SERVICES, said. “In a building this size and the number of lamps we’ve replaced, the savings will be enormous.”

SYLVANIA LIGHTING SERVICES (SLS) provided the skill and expertise to ensure that all of the SYLVANIA products were installed and working properly within the 47-story, 600,959 RSF building. SLS, a subsidiary of OSRAM SYLVANIA, is the industry leader in service and maintenance. As a result of the SLS capabilities and SYLVANIA products, the office tower has realized energy savings, reduced maintenance costs and a brightened space. Additionally, the replacement of 7,207 ballasts and 13,693 lamps resulted in 95 grams of mercury being recycled.

“We’ve been able to obtain each goal we set out to accomplish with this upgrade within the facility,” Vince Croce, Senior Property Manager, Blue Capital Management, said. “We will benefit from the Florida Power and Light rebate and the new Energy Act tax credit all due to our reduced energy usage. It’s remarkable that we can experience these environmental and cost benefits while bringing better to the office space.”
